Breakages & Damage Deposit
We know that most people understand that they are occupying somebody else’s house during their holiday and that everything in and around the house is as precious to the owner as their possessions are to them in their own home. Unfortunately accidents happen, something is broken or unintentional damage is caused and things have to be repaired or replaced. A damage deposit is payable on arrival at your villa. In the event of breakages or damage to the property, repair or replacement costs will be deducted from your deposit and a receipt issued to you which you may be able to submit as a claim on your holiday insurance. If all is well, your deposit will be returned to you in full at the end of your holiday. Deposit amounts vary according to the size of the villa.

Safety matters
Safety standards are regulated by the Portuguese authorities. Standards and requirements vary from country to country and some things in Portugal may not necessarily be what you are used to at home. You are responsible for your own safety and the safety of those in your party whilst in your chosen villa. It is imperative that you make yourself familiar with all the features of your surroundings once you arrive. You should ensure that you are familiar with the location of fire fighting equipment such as fire extinguishers and, if available, fire blankets in the kitchen. Please also familiarise yourself with any potential hazards especially if there are children in the party. These may include internal steps or staircases, glass doors or partitions, shiny floor surfaces that are dangerous if wet, balconies and the swimming pool. Children should not be allowed unsupervised access to the swimming pool and you should ensure all members of the party are familiar with the pool depths at the shallowest and deepest po
ints.

Travel Documents
To enter Portugal British citizens require a full British passport bearing your name as it appears on your travel documents. British citizens do not require a visa to enter Portugal. Minors under the age of 18 must be accompanied by a parent or legally appointed guardian or hold written authorisation to travel from a parent or guardian naming the adult with responsibility for the minor during their stay in Portugal. If you are not a British citizen or you are in any doubt as to your status you should contact the Foreign and Commonwealth Office or the Portuguese Embassy for guidance. We cannot accept any responsibility for customers who do not carry the correct travel and passport documentation.

Building & construction work
In Portugal, as in all countries, building and construction work can take place almost anywhere as new residential or touristic accommodations are built or renovated, roads or other community amenities are improved by local authorities and private citizens make improvements to their property. We have no control whatsoever over such work. With building work come noise and other associated effects. When possible, and in the event that we are notified in advance of a building or construction project that we consider will materially affect the enjoyment of your holiday, we will endeavour to notify you of the situation. We will always do our utmost to protect your interests, but we do not accept any responsibility in the event of building work starting or re-starting suddenly or unexpectedly without our receiving advance notice whilst you are occupying your villa.

Insurance & personal safety
It is a requirement of making a booking with onlyvillas.com that the party has adequate travel insurance, and we will require full policy details within 2 weeks of your booking being made with us. It is in your best interests to purchase insurance as soon as possible after confirming your booking in order that you have cover against any cancellation charges. Travel insurance can protect you against the costs of medical treatment or hospitalisation abroad. You may also wish to consider obtaining a European Health Insurance Card from Post Offices or online at www.ehic.org.uk or www.dh.gov.uk/travellers

Insurance will also protect you for loss of possessions. Crimes against individuals and property can of course take place anywhere in the world, and so it is important to consider your own personal safety at all times on holiday as you would at home. Villas should be fully secured when you are out, with all windows, shutters and gates closed and locked. Certain areas of the villa may be accessible out of your view if you are by the swimming pool, for example, and this should always be taken into account and relevant areas locked. Where provided, safety deposit boxes should be used and alarms should be activated. In the event of theft or loss, you will require a police report for your insurance claim to be considered.

Complaints
With our many years of experience in the villa holiday business, we like to think that we can spot a potential problem in advance and prevent it leading to a complaint in the first place. However, problems do occasionally occur and our aim is always to resolve matters as quickly, efficiently and smoothly as possible for our customers and for the villa owner. Of course, this is also in our own best interests, as our reputation is extremely precious to us. So, if there is something you wish to complain about, even if it may seem trivial, it is very important that you notify us about it immediately, whilst you are on holiday. In all likelihood, we will be able to resolve the situation satisfactorily if we are given the opportunity to do so. If you do not notify us of the matter whilst occupying the villa we will decline responsibility for it as we will not have been given the chance to put it right for you at the time. If you wish to pursue the matter after your holiday you must write to us within 28 days of th
e conclusion of your holiday.

Responsible conduct
Wherever your villa is located it is likely that there will be other people in the neighbourhood, whether they are local residents or other visitors to the area. We would respectfully point out that your conduct in occupying your holiday villa should not cause offence or distress to any third party, including neighbours, villa owners and their cleaning or gardening staff and onlyvillas.com employees. We recognise that a holiday is a time of fun and freedom, but we ask you to be mindful of any nuisance that may be caused by music or other noisy activities in and around your villa, especially at, but not limited to, night-time. Antisocial, disrespectful or threatening behaviour, causing wilful damage to a villa or other nearby property will not be tolerated and we reserve the right to evict any party considered to be the cause of such behaviour. In the event that you are evicted from your villa, your agreement with onlyvillas.com will be terminated, we will accept no further responsibility for your booking and
no refund or partial refund will be considered under any circumstances. We also reserve the right to decline to accept any booking if we judge that circumstances justify this.

Information on our website
The information on our website is carefully checked to ensure it is accurate and is regularly updated. We believe that our villa descriptions accurately detail the main amenities of the property whilst also providing an idea of the atmosphere and nature of the local surroundings. If you require additional information we will be pleased to provide this on request. On occasions furniture or décor in a villa may be different to that depicted in a photograph. If we are notified of any significant modifications within the villa or if local conditions or maintenance requirement temporarily affect the provision of water and power supplies or other amenities, where we are notified of these in advance we will endeavour to pass this information on to you. We reserve the right to alter the villa prices appearing on our website subject to market conditions but the price that appears on your booking confirmation will be the final price.

Medical Problems & Reduced Mobility
It is always important that you make the right choice when booking your villa and this is especially so if you have a medical condition or reduced mobility. Many properties and locations are not suitable for wheelchair users or for people with restricted mobility due to space limitations, interior steps or the local terrain. You must inform us at the time of booking if you have any pre-existing medical condition or mobility restrictions that may influence the enjoyment of your villa holiday. We will be pleased to guide you in the right direction subject to the circumstances. We do reserve the right to decline bookings if we judge that we will be unable to adequately accommodate the needs of any person. If we are not informed in advance of any special needs or medical or mobility difficulties we will not be responsible for any subsequent loss of enjoyment and will not pay compensation in these circumstances.
